Why We Build With LP SmartSide

We've built over 5,000 structures since 1988. We've used vinyl, plywood, T1-11, hardboard, and just about every siding material that's existed in the last three decades. LP SmartSide is what we settled on — and we're not paid to say that. Here's why.

What Is LP SmartSide, Actually?

LP SmartSide is an engineered wood siding manufactured by Louisiana-Pacific Corporation. It's made from wood strands bonded together under heat and pressure with advanced resins, then treated with LP's proprietary SmartGuard® process — a formula of binders, waxes, and zinc borate that protects the wood to its core against moisture, fungal decay, and termites.

It comes factory-primed and ready to paint any color you want. We offer it in both lap siding (horizontal boards) and board & batten (vertical panels) — the two most popular profiles for sheds, garages, and barns in our area.

Here's where we do things a little differently than most builders: instead of ordering LP's factory-prefinished panels, we paint our structures with Sherwin-Williams exterior paint — the same brand trusted on custom homes across the country. It gives us flexibility to match almost any color you can imagine (not just a fixed palette), and the finish is applied by hand to a primed substrate built to hold paint for decades.

The SmartGuard® Advantage

Protected to the Core — Not Just the Surface

Most siding relies on a primer or topcoat for protection. Strip that away (from a cut edge, a nail hole, a scratch from a branch) and the substrate is exposed. SmartGuard treats the wood before the primer goes on, so even exposed areas resist moisture and pests.

Moisture Resistance

LP's SmartGuard® process treats the wood to its core with an advanced formula of binders, waxes, and zinc borate — sealing out moisture from the inside. This isn't a topical coating that wears off. It's baked into the substrate during manufacturing.

Termite & Fungal Decay Protection

Zinc borate is the same compound used in commercial pest control. Embedded throughout every strand, it makes LP SmartSide toxic to termites and resistant to fungal rot — the two biggest killers of outdoor wood structures in the Mid-Atlantic.

Impact & Hail Resistance

Engineered strand technology creates a siding that absorbs impacts without cracking, chipping, or shattering. LP SmartSide withstands hail up to 1.75 inches — where vinyl cracks and fiber cement chips, LP SmartSide flexes and bounces back.

Thermal Stability

Vinyl expands and contracts with temperature swings, which can create visible seam gaps on hot days. LP SmartSide stays dimensionally stable from freezing winters to 100°F+ summers — no gaps, no buckling, no seasonal surprises.

Addressing the Reddit Takes

We've seen the threads. Someone always chimes in with “LP SmartSide is just particle board” or “vinyl is maintenance-free so it's better.” Let's address these one by one.

"LP SmartSide is just OSB / particle board"

This is the most common misconception. LP SmartSide uses oriented strand board technology as its base, but that's where the similarity ends. Commodity OSB sheathing and LP SmartSide are manufactured completely differently. LP SmartSide goes through the proprietary SmartGuard® process — treating every strand with zinc borate, advanced resins, and waxes. It's like comparing raw iron to stainless steel. Same starting family, entirely different product.

"It will swell and rot like old hardboard siding"

You're thinking of Masonite-era hardboard from the 1980s and 90s — a genuinely bad product that gave engineered siding a bad name. LP SmartSide is a completely different technology. LP actually paid $75M settling claims on their old Inner Seal product, then re-engineered from scratch. The SmartGuard process they developed as a result is why their current product carries a 50-year warranty.

"Vinyl is maintenance-free so it's better"

Vinyl doesn't need painting — that's true. But "maintenance-free" hides real downsides: it cracks if anything hits it (a stray baseball, hail, a weed trimmer), fades noticeably within 3–5 years, and once it's damaged you can't patch it — you replace entire sections and hope the color still matches. LP SmartSide needs repainting every 8–12 years, but that paint job lets you change your color and completely refresh the look. Many of our customers see that as a feature, not a chore.

"Real plywood siding would last longer"

Standard plywood siding (T1-11) needs repainting every 3–5 years to stay protected, and even then, the face veneers delaminate over time as moisture works through the layers. LP SmartSide's strand-based construction has no veneers to delaminate, and the SmartGuard treatment resists moisture at the substrate level. There's a reason most Amish builders in Lancaster County switched to LP SmartSide over the last 15 years.

A Builder's Choice

We use LP SmartSide for siding — but for trim, we chose MiraTec over LP's own trim product. That might sound odd, so here's why:

  • MiraTec is a treated composite trim — not OSB, not strand-based. It's an entirely different material engineered specifically for trim applications.
  • It carries its own 50-year limited warranty, independent of the siding warranty.
  • MiraTec holds paint better and longer than LP SmartSide trim because its smooth, dense surface doesn't have the textured grain that can trap moisture at edges.
  • It's reversible — smooth on one side, woodgrain on the other — giving us flexibility during installation.
  • We've tested both side-by-side over years of builds. MiraTec trim stays tighter at joints, resists swelling better at cut edges, and simply outlasts LP's own trim product in real-world conditions.

The combination of LP SmartSide siding + MiraTec trim gives you the best of both worlds — the engineered wood look and protection of SmartSide where it matters most (large surface area exposure), and the superior joint performance and edge stability of MiraTec where trim takes the hardest hits.
