Are you a general contractor that builds garages?

No — we’re a specialty builder of portable and modular buildings. Your garage is built in our Parkesburg shop and delivered, not framed board-by-board in your yard. Up to 14′ wide arrives fully assembled in one piece. 16–18′ wide is built on site by our own crew. 20′ and wider ships in finished sections that our crew joins on your pad. Tight gate or no truck access? We can build almost any custom garage on site as a prefab build (in-stock units are sold as-is). There’s no foundation dig — it sits on a stone or concrete pad. If you need a house-attached or full-foundation garage, a general contractor is the right call for that job.

How long does it take to build a custom garage?

Most custom garages ship in 4–10 weeks from approved specs and deposit. Smaller single-bay garages land on the shorter end; larger modular and two-story garages take longer. The rest depends on how many orders are ahead of yours and the time of year — spring and early summer are busiest. Text or call and we’ll tell you how far out we are right now. Your firm window goes in writing with your quote.

What’s the difference between modular and portable garages?

A portable garage is built fully assembled at our shop and delivered as one piece on a specialized low-profile trailer — cap is roughly 14×40 (limited by what we can legally roll down the road). Once on-site, our shed mule lifts and positions it exactly where you need it. A modular garage is built in 2–3 sections at our shop, then trucked to your site and bolted together on the prepared pad. Modular lets us go bigger (up to 28×48) and reach sites that a single-piece delivery can’t. Same craftsmanship either way — the choice is about size and access, not quality.

Do I need a concrete slab, or can I use gravel?

A gravel pad works for portable single-piece garages up to 14×28. For larger garages — anything modular, two-story, or 16× wider — we strongly recommend a poured concrete slab with thickened edges and a vapor barrier. Concrete also opens up future options (in-floor drains, vehicle lifts, finished interior floor) and is what most townships expect for permits. We send a slab spec drawing with your order so your concrete contractor knows exactly what to pour.

What overhead doors and openers come standard?

Standard is a steel raised-panel insulated overhead door (Clopay or Amarr depending on availability) sized to your garage — typically 9×7 for single bays and 16×7 for two-car. Walk-through doors are a 36" insulated steel door with deadbolt. Openers are an upgrade — most customers prefer to source/install their own opener (Chamberlain or LiftMaster) once the garage is on-site, but we can include and pre-wire one if you want it done as part of the build.

Can you wire it for electrical?

We don’t pull electrical permits or wire panels ourselves — that needs a licensed electrician familiar with your township’s code. What we do offer is full electrical rough-in: conduit runs, junction boxes, switch and outlet boxes, and a sub-panel cutout in the wall framing. That way your electrician walks in, runs the homeruns, and ties in — cuts a full day off the rough-in. Mention electrical on your quote and we’ll spec the rough-in to your plan.

Will my township let me put one on my property?

Most townships in PA, NJ, DE, and MD allow accessory structures with a permit. Common requirements: setbacks from property lines (often 5–10 feet for sheds, 10–20 feet for garages), maximum height (typically 15–18 feet), and a permit fee of $100–$500 depending on the municipality. Two-story garages and anything with electrical may also need a residential building permit. We always recommend a quick call to your zoning office before ordering, and we can supply spec drawings for your inspector at no charge.

Yes. Every White Pine garage carries a 10-year structural and workmanship warranty. Materials carry their manufacturer warranties — LP SmartSide is rated 50 years, GAF/IKO architectural shingles 30 years, vinyl siding lifetime against fade and crack, garage doors typically 5–10 years for spring/finish. We’ve been building garages since 1988 and stand behind every one.

Can I see a garage in person before I order?

Absolutely — our Parkesburg, PA lot has finished garages on display you can walk through. Worth a visit if you’re torn between High Wall and Manor (the wall-height difference matters more in person), or if you want to gauge an A-Frame against a gambrel side-by-side. Stop by during business hours or text us to confirm a specific model is on the lot the day you visit.

LP SmartSide siding
Engineered-wood siding with a 50-year limited warranty — primed and finish-coated at the shop. Vinyl upgrade available.
Architectural shingle roof
GAF or IKO architectural shingles over synthetic underlayment, with full drip-edge and ridge venting. Metal roofing available as an upgrade.
2×4 wall framing, 16” on center
Full 2×4 sidewalls with structural sheathing — built like a house, not a kit. Upgrade to 2×6 framing available for thicker insulation cavities when finishing the interior.
Engineered LVL door header
Every overhead-door opening is framed with an engineered LVL header sized to its width — rock-solid, no sag, no on-site shimming, whether it’s a single or a double.
Insulated overhead + walk-through
Every garage ships with a steel raised-panel insulated overhead door (Clopay or Amarr) sized to your model, plus a 36” insulated walk-through door with deadbolt and weatherstripping.
¾” plywood floor on pressure-treated joists
Pressure-treated 4×4 runners cross with 2×4 pressure-treated floor joists at 12” on center — tighter than the 16” we use on sheds — under a ¾” plywood deck. Because the joists are pressure-treated, the floor takes mowers, vehicles, and heavy equipment without flex, and won’t rot the way competitors’ untreated joists do.
Gable vents at both ends — included, not an add-on
Every garage ships with a gable vent at each end for passive airflow — no extra charge. Wood-sided models get a 4"×16" screened vent at each gable end. Classic models and vinyl-sided builds get an 8"×8" louvered vent — not screened, but the louver slots are very fine. Many competitors charge extra for vents; ours are standard.
