The single biggest price driver. A 6×8 mini barn and a 14×48 workshop are fundamentally different structures. Doubling the footprint roughly doubles the cost.

LP SmartSide (engineered wood) is the standard. Vinyl runs slightly higher. Pine and cedar board-and-batten are premium upgrades.

Architectural shingles are included. Upgrading to ribbed metal or standing seam metal adds to the cost based on roof square footage.

Delivery is $5/mi (6′–12′ wide) or $7.50/mi (14′ wide), one-way from Parkesburg, PA. Not included in base price.

It starts with a $25 permit review — we find out whether your project needs a zoning permit (smaller builds, typically under 200 sq ft) or a full building permit (larger builds), what your township requires, and what it costs. We prepare the documents — including your site plan and impervious coverage worksheet — and hand them to you to submit to your township under your own name. Approval is never guaranteed, but the $25 applies to your purchase when you move forward. White Pine is a specialty builder of portable structures and detached modular buildings — not a general contractor: you handle site prep, we guide the permitting, but the building itself is our specialty. For larger buildings that can’t be delivered in one piece, we build on-site on your prepared pad.
