Shipping, Delivery & Return Policy
Everything you need to know about how we deliver your structure, what to expect, and our policies on returns and cancellations.
Delivery
Every structure is delivered by our own crew using a specialized truck, flatbed trailer, and our proprietary Shed Mule track-driven placement system. We do not use common carriers or third-party shippers — your building is handled by the same team that built it.
Service Area
We deliver throughout Pennsylvania, New Jersey, Delaware, and Maryland, and can often accommodate locations in neighboring states. If you're outside our standard area, text us your zip code and we'll let you know.
Delivery Pricing
- Standard structures (6′–12′ wide): $5.00 per mile from our Parkesburg, PA location.
- 14′ wide structures: $7.50 per mile (road permit & pilot car included — still delivered fully assembled).
- Delivery distance is calculated from our shop at 3341 W Lincoln Hwy, Parkesburg, PA 19365 to your site.

Delivery Timeline
- In-stock structures: Typically delivered within 1–2 weeks of purchase, subject to scheduling.
- Custom-built structures: 4–8 week build time, then delivery is scheduled with you directly.
- We'll contact you to confirm a delivery date and provide a delivery-day checklist so your site is ready.
Site Requirements
You are responsible for preparing a level site before delivery. Key requirements:
- Level gravel pad (4" crusher run recommended) extending 6–12 inches beyond the structure footprint on all sides.
- Clear access path at least as wide as the structure, plus 2 feet on each side for our equipment.
- No low-hanging branches, wires, or overhead obstructions along the delivery route to the pad.
- Firm, dry ground — the customer is responsible for any towing fees if our truck gets stuck on soft or muddy terrain.

Returns & Cancellations
All structures are custom-built or configured to order. We stand behind our work — if we make a mistake, we'll make it right.
Our Commitment to Getting It Right
Every order is built from a signed contract that spells out the exact layout, dimensions, colors, and options. Before production begins, it's the customer's responsibility to review and confirm that every detail on the contract is correct.
If we build something that doesn't match what was agreed to on the contract — wrong color, wrong size, wrong layout — that's on us, and we will repair, replace, or remake the structure at no cost to you. We don't cut corners on accountability.
Why Standard Returns Are Not Available
Unlike retail merchandise, our sheds, garages, and specialty structures are large, permanent buildings — custom-configured with your choice of size, siding, roof style, and colors. Each structure is built by Amish craftsmen specifically for its buyer. This makes standard returns impractical, and is the norm across the portable building industry.
Order Changes & Cancellations
- Before production begins: Contact us as soon as possible. We'll work with you to modify your order or cancel if the build hasn't started.
- During production: Changes may be possible depending on build progress. Contact us to discuss options.
- After delivery: All sales are final once the structure has been placed on your property and confirmed to match the signed order contract.
Damage During Delivery
In the rare event that a structure is damaged during delivery, notify our team immediately (before the driver leaves if possible). We will repair or replace any damage caused by our delivery crew at no cost to you.
Payment & Deposits
- In-stock reservations: A $500 deposit secures your structure. Balance is due before or at delivery. Deposits are refundable minus a $25 processing fee if cancelled.
- Custom orders: Deposit required to begin production, with the balance due before delivery.
- Rent-to-Own: Available through SmartPay and RTO National — no credit check, same-day approval, with monthly payments starting around $89/mo. Learn more
- We accept cash, check, credit card, and bank transfer.
Warranty
Every structure we build is backed by our 10-year structural warranty, plus manufacturer warranties on premium materials:
- LP SmartSide siding: 5/50-year limited warranty
- Architectural shingles: 25–30 year warranty
- Vinyl siding: Lifetime limited warranty
- SilverTech radiant barrier: 20-year warranty
