What Makes It a “Barn”

It’s the roof. A gambrel roof has two slopes on each side instead of one, so the walls of the roof rise almost straight up before angling in at the peak. That barn shape does two things: it looks unmistakably like a barn, and it opens up far more headroom and storage volume than a standard A-frame peak — without making the building any bigger on the ground.

What is a mini barn?

A mini barn is a storage shed with a gambrel roof — the classic two-slope "barn" roofline. That shape gives you more usable space up top than a standard peaked roof, which is why the barn style is so popular for storage. Our Mini Barn is the entry-level version with 4-foot sidewalls; the Dutch Barn and Hi-Wall Barn step up to taller walls and a usable loft.

How much does a mini barn cost?

Our Mini Barn starts at $2,005 for a 6×8 in LP SmartSide. The 8×10 (a best-seller) and 10×12 are the most popular sizes. Dutch Barn and Hi-Wall Barn styles start at $2,290. Every price includes free delivery within 50 miles of Parkesburg, PA and the building delivered fully assembled.

Is a mini barn delivered fully assembled?

Yes — every barn through 12×32 is built fully assembled at our Parkesburg, PA shop and delivered on a low-profile trailer. Your access path needs to be about 2 feet wider than the building. Once on-site, our shed mule lifts it off the trailer and sets it exactly where you want it. For the rare tight lot, we can schedule on-site assembly.

Can I add a loft to a mini barn?

Not to the Mini Barn — its 4-foot sidewalls do not leave enough headroom for a usable loft. If you want overhead storage or a real loft, step up to the Dutch Barn or Hi-Wall Barn. Both have taller sidewalls and a steeper gambrel pitch that creates genuine loft space.

Do you deliver mini barns to Delaware and the Delmarva Peninsula?

Yes. We deliver barns across all of Delaware — Sussex County (Lewes, Rehoboth, Milford, Milton, Georgetown), Kent County (Dover), and New Castle County — plus the Maryland and Virginia Eastern Shore. Delaware has no sales tax, and most of our barns arrive fully assembled on a single trailer.

Do I need a permit for a mini barn?

It depends on your township and the size. Many townships exempt accessory buildings under 100 or 200 square feet from a building permit, but a zoning permit (for setbacks and lot coverage) is almost always required regardless of size.
