What’s the difference between the Hi-Wall Barn and the Dutch Barn?

The Hi-Wall Barn shares the gambrel (barn-style) roof, but with sidewalls raised to roughly 7’8" instead of the Dutch Barn’s 6’1". That extra 18 inches of vertical height is a meaningful difference — it gives you full standing room everywhere on the main floor, not just down the centerline. If you plan to convert the building into a hangout space, home office, or studio (insulated walls, drywall, baseboards, ceiling fan), the Hi-Wall is the right pick. If it’s pure storage, the Dutch Barn is fine.

Can I really turn a Hi-Wall Barn into a backyard office?

Yes — this is the model people pick for that conversion. The taller sidewalls mean you can frame in 2x4 stud bays for batt insulation, run electrical along the wall plates, and finish out with drywall or shiplap without losing useful headroom. Most office-conversion customers go 12×16 or 12×20 in LP SmartSide, add a 36" pre-hung exterior door, two sidewall windows, and have an electrician trench a 50–60 amp subpanel from the house. We don’t finish the interior — that’s typically a $4K–$8K post-delivery project for a local contractor.

What’s the most popular Hi-Wall Barn size?

10×16 (starting at $4,410 in LP SmartSide) is the sweet spot for storage with a workbench, while 12×20 (starting at $5,705) is the top pick for office/studio conversions — it’s big enough for a desk, a couch, and a small storage area without feeling like a cramped trailer. Above 12×28 we’d steer you toward the Portable Two Story instead if you really need that much enclosed space.

How much headroom does the loft have on a Hi-Wall Barn?

Because the sidewalls are taller, the gambrel loft on a Hi-Wall Barn sits higher off the ground than on a Dutch Barn — you get roughly 5–6 feet of peak headroom in the loft on a 10×16 or 12×20, vs. 4–5 on the Dutch Barn equivalent. Some customers actually use the loft as a sleeping nook on Airbnb-style backyard cabin builds. Loft decking is not included by default; budget about $250–$450 to add 5/8" plywood at order time.

Is the Hi-Wall Barn delivered fully assembled?

Yes — every Hi-Wall Barn through 12×40 is built fully assembled at our Parkesburg, PA shop and rolled in on a low-profile mule trailer. Your access path needs to be at least 2 feet wider than the structure — so a 10-ft Hi-Wall needs 12 ft of clearance, a 12-ft needs 14 ft. The mule itself is only about 3 ft wide, but the building riding on it determines the opening you need. Also note the taller sidewalls mean a slightly higher overall delivery height (roughly 13’13’6" tall during transit), so low-hanging branches or wires are worth flagging when you request a quote. On-site assembly is also available for tight lots at a 30% upcharge.

Do I need a permit for a Hi-Wall Barn used as office space?

Yes — the moment you add electrical, insulation, or use the building for habitable purposes, most townships in PA, NJ, DE, and MD require a residential building permit and inspection regardless of square footage. A 10×16 used purely for storage typically falls under the 200-sq-ft accessory-structure exemption, but the same building used as an office triggers the full permit process. Always call your local zoning office before ordering, especially if you plan to run a business out of it (HOAs and home-occupation rules vary widely).
