What Affects the Cost

The base price is just the starting point. Here’s what moves the number up:

Size: Bigger structure = more material and labor. A 12×24 costs roughly 2.5× a 8×10 in the same model.

Siding material: LP SmartSide is our standard (included in base price). Vinyl siding typically adds 10–15%. Board & Batten is a premium option.

Roof type: Architectural shingles are standard. Ribbed metal roof adds ~$400–$1,200. Standing seam metal adds more but lasts 40–50 years.

Model complexity: A Classic Workshop with dormers and transom windows costs more than a basic A-Frame Workshop at the same size.

Doors & windows: Extra windows, wider doors, overhead garage doors, and specialty hardware all add cost.

Interior upgrades: Loft, workbench, shelving, insulation packages, and electrical prep add $200–$2,000+.

Frequently Asked Questions

How much does a 12×24 shed cost?

A 12×24 shed (288 sq ft) from White Pine Structures ranges from approximately $6,500 to $9,500 depending on the model and siding choice. The most affordable option is the A-Frame Workshop in LP SmartSide, while premium models like the Transom Dormer or Classic Workshop cost more.

How much does a 10×20 shed cost?

A 10×20 shed (200 sq ft) typically ranges from $4,800 to $7,000. This is one of our most popular sizes — large enough for a full workshop or serious storage, but compact enough to fit most yards without permit complications.

Is it cheaper to buy a shed or build one?

For most homeowners, buying a pre-built shed is comparable in price to DIY and saves weeks of labor. A DIY 10×12 kit runs $1,500–$4,000 for materials alone, and you still need tools, time, and skill. Our pre-built 10×12 starts around $3,200 and arrives fully assembled with a warranty.

What’s the cheapest shed you sell?

The Mini Barn 6×8 in LP SmartSide starts at $2,005 — our most affordable model. It’s a great option for basic garden tool storage or a compact pool equipment shed.

Do shed prices include delivery?

Delivery is priced separately based on distance. Rates start at $5/mile for structures up to 12′ wide and $7.50/mile for 14′ wide builds. Most deliveries within our PA/NJ/DE/MD service area run $200–$600.

Does the foundation cost extra?

Yes. A gravel pad foundation (the most popular option) starts at $945 for an 8×8 pad. Concrete foundations start at $4,230 for a 14×14 pad. We arrange professional site prep through our trusted partners.
