This is the first size that crosses the 100 sq ft line some townships use, so a building permit becomes a real possibility depending on where you live — though the more common local threshold is 200 sq ft, which a 10×12 still clears. Philadelphia specifically exempts rear-yard structures under 120 sq ft from a zoning permit, which puts the 10×12 right on the boundary there. A zoning permit is still near-universal at this size.

Pennsylvania’s statewide code generally exempts detached accessory structures under 1,000 sq ft from a state building permit — but almost every municipality sets its own, lower threshold. Two hundred square feet is the most common trigger; some townships use 100. Harrisburg requires a building permit at 200 sq ft and up, Erie at 100, Philadelphia treats 120 sq ft as the line, and Pittsburgh wants a zoning certificate at any size. A zoning permit is close to universal even for small sheds, and electric, plumbing, or heat are separate trade permits no matter how big the building is.
