With 4-foot sidewalls and a gambrel roof, the Mini Barn offers standing room in the center while keeping costs low. However, the lower wall height means there's no room for overhead loft storage. Best suited for lawn equipment, garden tools, and seasonal items. If you need more standing room throughout or want loft storage space, consider our Dutch Barn or Hi-Wall Barn with 6'5" walls.

How is the Mini Barn different from the Dutch Barn?

Both have the gambrel (barn-style) roofline, but the Mini Barn has 4-foot sidewalls and a shallower pitch, while the Dutch Barn has taller walls and a steeper pitch going up to 12×40. The big practical difference: the Dutch Barn has enough headroom for a usable loft, while the Mini Barn does not — a loft can’t be added to the Mini Barn. The Mini Barn is the entry-level pick — it starts $285 lower in LP SmartSide and is the right call if you want the barn look for straightforward ground-level storage.

What’s the most popular Mini Barn size?

8×10 (starting at $2,505 in LP SmartSide) is our best-selling Mini Barn — it’s the sweet spot for tools, a push mower, two bikes, and a bag of mulch with room to walk around. Customers with riding mowers usually move up to 10×12 or 10×16. Above 12×20 we’d steer most buyers toward a Workshop or Hi-Wall Barn instead, since the Mini Barn’s shorter sidewalls start to feel cramped at that footprint.

Will a riding lawn mower fit through a Mini Barn door?

Standard Mini Barn doors are a 5-foot-wide double-door opening, which fits most consumer-grade lawn tractors (John Deere E100/S100 series, Cub Cadet XT1, Husqvarna YTH18) but is tight for zero-turns and wider commercial decks. If you’re storing a 48"+ deck or a zero-turn, give us the deck width on your quote and we’ll spec a 6-foot or 7-foot opening at no upcharge — same as we do on the Dutch Barn.

Can I add a loft to a Mini Barn?

No — the Mini Barn has 4-foot sidewalls, which doesn’t leave enough headroom above the floor for a usable loft platform. The gambrel roof gives you some open rafter space at the peak, but it’s not enough to install a proper loft. If you need overhead storage or a real loft, step up to the Dutch Barn (taller gambrel pitch, usable loft area) or the Hi-Wall Barn (tallest sidewalls in the lineup, full loft capability).

Is the Mini Barn delivered fully assembled?

Yes — every Mini Barn through 12×32 is built fully assembled at our Parkesburg, PA shop and delivered on a low-profile mule trailer. Your access path needs to be at least 2 feet wider than the structure — so a 10-ft Mini Barn needs 12 ft of clearance, a 12-ft needs 14 ft, and so on. The mule itself is only about 3 ft wide, but the building riding on it determines the opening you need. Tight gates or fence runs are usually solvable: mention the bottleneck on your quote and we’ll either route a stub-axle trailer through a narrow gate or schedule on-site assembly for the rare lot where rolling delivery isn’t feasible.

Do I need a permit for a Mini Barn?

For most Mini Barn sizes you don’t. Townships in PA, NJ, DE, and MD generally allow accessory structures under 200 sq ft (10×20 or smaller) without a building permit — and 90% of Mini Barns we ship fall under that threshold. Setbacks from your property line still apply, so always do a quick courtesy call to your zoning office before placement. We can supply spec drawings at no charge if your inspector wants to see them.
