12×16 is 192 sq ft — what that means for your permit
192 sq ft — eight square feet under the 200 sq ft threshold most local townships use. That is deliberate and it is the reason this size sells: it gives you 12 feet of usable width while staying on the friendly side of the most common permit line. If your township uses a 100 sq ft threshold instead, this size will need a building permit. Zoning permit still applies for setbacks and lot coverage.
Pennsylvania’s statewide code generally exempts detached accessory structures under 1,000 sq ft from a state building permit — but almost every municipality sets its own, lower threshold. Two hundred square feet is the most common trigger; some townships use 100. Harrisburg requires a building permit at 200 sq ft and up, Erie at 100, Philadelphia treats 120 sq ft as the line, and Pittsburgh wants a zoning certificate at any size. A zoning permit is close to universal even for small sheds, and electric, plumbing, or heat are separate trade permits no matter how big the building is.

Getting a 12×16 to your property
A 12×16 is delivered fully assembled and set in place. Delivery is $5 per mile from Parkesburg, PA — most deliveries in our area run $200 to $600. We deliver across PA, NJ, DE & MD — delivery is priced per mile from Parkesburg.
If the truck can’t reach the spot — narrow gate, back yard, steep grade — we build the same 12×16 on site instead. That adds 30% for a standard shed or garage, 20% for two-story and modular buildings.
