Our Portable Two Story Classic Garage delivers two full floors of usable space on a compact footprint — with the refined look of our Classic trim package. The first floor serves as a proper garage bay with a 9×7 overhead door and 36" entry door, while the second floor provides a complete upper level for a workshop, office, studio, or additional storage.
We build the complete structure at our Parkesburg, PA shop — both floors, stairway, and all framing. Because it’s too tall to haul with the roof on, we deliver the building on a specialized truck and trailer, our shed mule positions it on your prepared site, and our crew finishes only the gambrel roof on-site. The Classic upgrade — Miratec 1×6 fascia, 1×3 corner trim, larger gable overhangs, and classic vents — gives this two-story garage real curb appeal that complements any home style.

Need On-Site Construction?
All two-story models up to 14′ wide are delivered fully assembled and placed with our Shed Mule. The Mule fits through most gate openings, but the building needs to clear every fence, gate, and passage — you need at least 2′ wider than the structure. If the building won’t fit through your gate, you can remove a fence section or go with an on-site build (20% surcharge). The Mule also can’t handle very steep hills or heavy mud.

The main difference is roof style. The Gambrel version features a barn-style gambrel roof that maximizes upper floor headroom, while the A-Frame version uses a steep 10/12 pitch A-frame roof. Both come with the full Classic trim package — Miratec 1×6 fascia, 1×3 corner trim, larger gable overhangs, and classic vents — plus the 9×7 overhead garage door and 36" classic entry door.
We build the complete structure at our Parkesburg, PA shop — both floors and stairway. Because it's too tall to haul with the roof on, we deliver the building on a specialized truck and trailer. Our shed mule places it on your prepared site, then our crew comes back to finish only the gambrel roof on-site. The end result is a seamless single structure — no modular seams.
Every Gambrel Portable Two Story includes: 9×7 overhead garage door with aluminum diamond plate guard, 36" classic entry door, interior stairway with railing, windows on both levels, LP TechShield radiant heat barrier throughout, 30-year architectural shingles, and the full Classic trim package (Miratec fascia, corner trim, gable overhangs, classic vents). LP SmartSide or vinyl siding — your choice.
We build from 10×16 (320 sq ft across both floors) up to 14×48 (1,344 sq ft total). The 14×28 is our most popular size for this model — big enough for a vehicle bay below and a real office or living space above, at $22,170 in LP SmartSide.
Yes — always. Even the smallest size (10×16 = 320 sq ft total when you count both floors) exceeds every township's accessory-structure threshold in PA, NJ, DE, and MD. If you plan to finish the upstairs for habitable use (insulation, electrical, plumbing), you'll also need a residential building permit. We supply spec drawings, structural details, and engineering letters at no charge for your permit submission.
