When a Shed Is the Right Call

A shed is the right choice when you need flexible, affordable space without the complexity of a garage build. Most of our customers choose a shed when they need to clear out a cluttered garage, create a dedicated workshop, or carve out a quiet home office in the backyard.

Best for:

  • Garden tools, lawn equipment, snow blowers
  • Workshop or hobby space (woodworking, art studio)
  • Backyard office or she-shed
  • Seasonal storage (holiday decorations, patio furniture)
  • Pool equipment and chemicals
  • Overflow storage from the house

Our sheds range from the Mini Barn (starting at $2,005 for 6×8) all the way up to the Portable Two Story (starting at $10,320). Every shed is built with real wood framing, 16″ on center, and delivered fully assembled.

When You Need a Garage

Choose a garage when you need to park a vehicle, run heavy equipment, or want the strongest possible structure. Our garages use heavier framing (2×6 walls), reinforced floors (12″ OC joists with ¾″ tongue and groove), and include an overhead door standard.

Best for:

  • Car, truck, or motorcycle storage
  • Heavy-duty workshop with overhead door access
  • Tractor, ATV, or boat storage
  • Multi-purpose space (workshop + loft storage)
  • Property value boost (75–85% ROI)

Our garage lineup starts with the Workshop Garage (from $5,345) and goes up to the Modular Two Story Garage (from $22,315). Every garage includes 2×6 wall framing and an overhead door.

Permit Differences

Permit rules vary by township, but here’s the general pattern across our service area (PA, NJ, DE, MD):

Sheds: Many townships exempt structures under 200 sq ft from a building permit. A zoning permit (verifying setbacks and lot coverage) is almost always required regardless of size.

Garages: Almost always require a full building permit due to their size, heavier construction, and overhead door. Concrete foundations may also trigger additional inspections.

Either way, we can provide spec drawings and help you navigate your local permit office. Check our state-specific guides for detailed rules:

Impact on Property Value

Both sheds and garages can increase your property’s value, but garages have a significantly larger impact.

Garages: A well-built, permitted garage can return 75–85% of its cost in added property value. Homes with garages also sell faster, especially in suburban markets.

Sheds: A quality shed adds curb appeal and functional value, but the direct dollar-for-dollar return is more modest. That said, a shed that solves a visible clutter problem (bikes, tools, equipment piled in the yard) can make a meaningful difference in how buyers perceive your property.

Frequently Asked Questions

Can a shed be used as a garage?

Technically yes — some homeowners park ATVs, riding mowers, or motorcycles in larger sheds (12×20+). But sheds lack the reinforced flooring, overhead doors, and heavier framing that garages have. If you’re parking a car, go with a garage.

Is a garage worth the extra cost?

If you need vehicle protection, heavy equipment storage, or a serious workshop, yes. Garages typically return 75–85% of their cost in property value. Sheds are better when you just need affordable, flexible storage.

Do I need a permit for a shed but not a garage, or vice versa?

In PA, sheds under 200 sq ft (depending on your township) often don’t need a building permit, though a zoning permit may still be required. Garages almost always require a building permit due to their size and vehicle-related construction requirements.

What if I need both storage and vehicle space?

Consider a Hi Barn Garage — it combines a garage bay with a full loft for overhead storage. Or pair a smaller shed with a single-car garage to keep costs down.

Which is easier to deliver?

Sheds are almost always delivered fully assembled on a truck. Garages under 14′ wide can also be delivered assembled. Larger garages (modular and two-story) are built on site by our crew.
