12×24 Sheds & Garages — Prices, Styles & What Fits

A 12×24 is 288 square feet — the size where people stop calling it a shed. Twenty-four feet of length takes a full-size vehicle in the garage version, or splits cleanly into a workshop at one end and storage at the other.

What actually fits in 12×24

Fits comfortably

  • A full-size truck or SUV in the garage version, with a workbench still at the far end
  • A workshop half and a storage half, separated by a partition wall, with neither feeling cramped
  • A tractor with a front loader plus attachments and fuel storage
  • Long-material work — 24 feet handles full-length lumber and trim indoors

Where 12×24 gets tight

  • A building permit is effectively a given at 288 sq ft
  • Impervious coverage starts to matter on smaller lots — this footprint is big enough to affect your stormwater calculation
  • Delivery of a 24-foot building needs a genuinely clear path; on-site construction is common at this size

Still not sure? Our shed size calculator works backwards from what you need to store.

12×24 is 288 sq ft — what that means for your permit

288 sq ft — well over the 200 sq ft threshold, so a building permit is required in essentially every township we serve. At this size two extra things usually come up: an impervious coverage worksheet, because 288 sq ft of roof is enough to move your lot coverage number, and a site plan showing setbacks. Both are included in our $25 permit review, and our full-service permit handling is $150 if you would rather not deal with the township at all.

Pennsylvania’s statewide code generally exempts detached accessory structures under 1,000 sq ft from a state building permit — but almost every municipality sets its own, lower threshold. Two hundred square feet is the most common trigger; some townships use 100. Harrisburg requires a building permit at 200 sq ft and up, Erie at 100, Philadelphia treats 120 sq ft as the line, and Pittsburgh wants a zoning certificate at any size. A zoning permit is close to universal even for small sheds, and electric, plumbing, or heat are separate trade permits no matter how big the building is.

Getting a 12×24 to your property

A 12×24 is delivered fully assembled and set in place. Delivery is $5 per mile from Parkesburg, PA — most deliveries in our area run $200 to $600. We serve customers within 50 miles of Parkesburg, PA.

If the truck can’t reach the spot — narrow gate, back yard, steep grade — we build the same 12×24 on site instead. That adds 30% for a standard shed or garage, 20% for two-story and modular buildings.

A 12×24 needs a level pad. A gravel pad starts at $945; poured concrete starts at $4,230. We supply and install the wedge anchors that tie the building down, with length and spacing set by your township’s code. Gravel vs. concrete →

12×24 questions we get asked

How much does a 12x24 shed cost?

Our 12×24 buildings start at $6,070 in LP SmartSide siding, delivered fully assembled within 50 miles of Parkesburg, PA. Price depends on the style you choose and the siding — vinyl runs roughly 10–25% higher than LP SmartSide. Every 12×24 model and its starting price is listed on this page.

How many square feet is a 12x24 shed?

A 12×24 building is 288 square feet. That number matters because most townships set their permit threshold by square footage, not by what you call the building.

Do I need a permit for a 12x24 shed?

288 sq ft — well over the 200 sq ft threshold, so a building permit is required in essentially every township we serve. At this size two extra things usually come up: an impervious coverage worksheet, because 288 sq ft of roof is enough to move your lot coverage number, and a site plan showing setbacks. Both are included in our $25 permit review, and our full-service permit handling is $150 if you would rather not deal with the township at all.

Is a 12x24 building delivered assembled?

Yes. A 12×24 is delivered fully built on our truck and set on your prepared pad — usually in under an hour once we are on site. Delivery is $5 per mile from Parkesburg, PA. If your site cannot be reached by truck, we can build the same building on site instead.

Do you have a 12x24 shed in stock?

Yes — we currently have 6 12×24 buildings on the lot ready for delivery. In-stock buildings are shown on this page with real photos of the actual unit, not a catalog rendering.
