288 sq ft — well over the 200 sq ft threshold, so a building permit is required in essentially every township we serve. At this size two extra things usually come up: an impervious coverage worksheet, because 288 sq ft of roof is enough to move your lot coverage number, and a site plan showing setbacks. Both are included in our $25 permit review, and our full-service permit handling is $150 if you would rather not deal with the township at all.
Pennsylvania’s statewide code generally exempts detached accessory structures under 1,000 sq ft from a state building permit — but almost every municipality sets its own, lower threshold. Two hundred square feet is the most common trigger; some townships use 100. Harrisburg requires a building permit at 200 sq ft and up, Erie at 100, Philadelphia treats 120 sq ft as the line, and Pittsburgh wants a zoning certificate at any size. A zoning permit is close to universal even for small sheds, and electric, plumbing, or heat are separate trade permits no matter how big the building is.
