Permits don’t have to be confusing. For a one-time $25, we find out whether your project can even be permitted where you live, confirm whether it needs a permit at all, list exactly what your township requires, tell you their own permit fee, and map out each step and cost. The $25 comes straight off your build price when you move forward.

What the $25 actually pays for — and one honest heads-up

The $25 pays for the work of finding out whether your project can be permitted where you live — and exactly what it would take. Approval is never guaranteed. Most projects can go forward, but not every lot qualifies: setbacks, zoning, easements, flood zones, or HOA rules can limit or rule out a structure. If yours can’t be approved as it stands, we’ll tell you straight — and, where we can, point you to what would work instead. Either way the review has done its job, so the $25 covers that research; it isn’t a deposit on a permit we can promise.

After your review, permits go one of two ways

When your project can move forward, you pick the path that’s easiest for you. We’ll recommend the smoother option for your area.

1. We pull it for you

We prepare and submit the township paperwork on your behalf. You tell us where the building goes on your lot; we handle the filing and keep you posted. The township’s own permit fee is either added to your purchase or paid directly — your choice.

2. You pull it yourself

Prefer to file it yourself? We hand you everything you need — the plot plan, building drawings, and any required specs — and you submit directly to your township. Some folks find this fastest when they already know their local office.

A quick heads-up on sealed (engineered) drawings

Some townships require sealed, engineer-stamped drawings before they’ll issue a permit. When that’s the case, those drawings are prepared by an outside licensed engineer, they carry an additional cost beyond the $25, and that engineering portion is non-refundable once it’s ordered. Not every project needs them — part of your review is telling you up front whether yours does, so there are never surprises after you’ve paid.

Rough timeline

We usually turn your review around within 1–2 business days. From there, most permit packages come together within about 3–4 weeks, depending on your township’s own turnaround and whether sealed engineered drawings are required. We’ll give you a realistic date once we see your project.

Building larger or double-wide? This part matters.

For simple, smaller buildings we handle the whole permit process for you. But for larger or double-wide structures — anything 16 ft wide and up — approval takes more legwork, and the single biggest thing that gets these across the finish line is you being willing to go to the township and talk with them personally. We prepare everything and coach you on exactly what to say, but a local homeowner advocating for their own project moves the needle in a way we simply can’t do remotely.

What a township prints on its paperwork doesn’t always reflect what they’ll actually approve in person — which is exactly why your involvement makes the difference on bigger builds. Think of it as a team effort: we do the heavy lifting, and your willingness to show up is often what gets a larger structure approved.

Double-wide / oversized reviews are $75 (vs $25 for standard single-wide builds) because they involve significantly more work. Just like the $25, that $75 credits straight to your build when you move forward.
