Permit Requirements

A permit from the Department of Building and Planning is required before you put up a shed, garage or other accessory building.

Work cannot start until the permit is issued.

Electrical, plumbing or mechanical work needs separate trade permits.

Setbacks

Side and rear yards: an accessory building may be no closer than 5 ft from the rear and side property lines, as long as it sits behind the main rear-facing wall of the house.

It cannot be placed closer to the street than the house itself, and must meet the front-yard distance for your zoning district.

Must sit at least 10 ft from any other structure.

On corner lots, keep the "clear sight triangle" clear of anything between 2 and 7 ft tall.

How to Apply

Apply at the Bensalem Township Municipal Building, 2400 Byberry Road, Bensalem, PA 19020 (Mon-Fri 8 a.m.-4 p.m.).

Include a site plan showing the building location and distances to all property lines.

There is a drop-box at the south (side) entrance for after-hours paperwork.
