Permit Requirements
ALL applications are filed online through the township's Clariti permit portal. Mailed and emailed applications are NOT accepted.
All contractors must be registered with the township ($75, one time, done in the same portal) before a permit can be filed.
Detached shed/garage UNDER 1,000 sq ft → Zoning Permit Application. OVER 1,000 sq ft → full Building & Construction application.
Must also comply with the Zoning Ordinance; variances go to the Zoning Hearing Board.
What to Submit (shed)
Plot plan on a SEPARATE sheet showing the ENTIRE lot: property lines, all streets, setbacks, and the dimension from the shed to EVERY property line
Front-yard distances are measured from the edge of the right-of-way to the edge of the paved cartway. Corner lots have two front yards, one side yard, one rear yard
Zoning table ON the site plan: zoning district, required setbacks, total lot sq ft, % impervious surface, % building coverage, % steep slopes, any wetlands/streams (see Zoning Table sheet)
One paper copy of construction drawings
Square footage of the shed
Stormwater form: 499 sq ft or less of disturbance → Stormwater Exemption Application ($50). 500+ sq ft → Stormwater & Grading Permit ($3,500 escrow deposit)
Fees (2026 schedule, approved 1-5-2026)
Storage shed under 144 sq ft: $104.50
Storage shed 144–1,000 sq ft: $104.50 + $0.50/sq ft (e.g. 10x16 = $184.50)
Stormwater exemption (residential): $50
Contractor registration: $75 one time
Fee covers 2 plan reviews + 2 inspections; extra review $200, extra inspection $120; expedited review +50%
Nothing is paid at submission — invoiced after review; permit issued 24–48 hrs after payment
